If you are self employed or you buy rentals, market share headlines can feel like wallpaper. August was different. Optimal Blue’s August Market Advantage report, covered by National Mortgage Professional on September 9, 2026, shows Non QM and Expanded Guidelines loans captured 11.3 percent of mortgage rate lock volume. That is the highest level on the report’s three year chart.
HousingWire’s September 8, 2026 writeup of the same Optimal Blue release rounds it the same way: Non QM took more than 11 percent of total locks, up about 1 percentage point from July and about 3 points from a year earlier. Overall lock volume fell 9 percent from July while purchases still made up nearly 81 percent of locks. The Non QM slice grew while the broader market cooled.
The useful part is not the trophy percentage. It is what sits inside that slice.
The mix inside Non QM is the real story
According to National Mortgage Professional’s summary of Optimal Blue, investor and debt service coverage ratio loans accounted for 35.1 percent of Non QM production in August. That mix rose 1.67 points from July, 5.73 points over three months, and 6.66 points from August 2025.
Bank statement loans still represented 29.8 percent of Non QM production. Their share slipped 81 basis points from July and 2.09 points year over year. Other Non QM products made up the remaining 35.1 percent.
Read that carefully if you are shopping. Non QM is not one product. It is a family of documentation paths. The market is leaning harder into rental cash flow underwriting. Self employed deposit based underwriting is still nearly a third of Non QM. If you treat “Non QM is hot” as permission to send every file down one lane, you will waste weeks.

Why bank statement still belongs in the conversation
Self employed buyers keep Non QM honest. Tax returns often understate cash that actually hits the account. Depreciation, payroll, equipment, contractor costs, and other write offs do what your CPA hired them to do. A conventional desk then treats the lower net number like your true capacity to repay.
A bank statement loan stays Non QM. It is still a full credit decision under ability to repay rules. The income method changes. Lenders review 12 to 24 months of personal or business deposits, strip transfers and one time noise, and often apply an expense factor on business accounts. Consistency beats a single splashy month.
Bank statement’s share of Non QM production dipped in August, per Optimal Blue via National Mortgage Professional. That does not mean the path closed. Nearly 30 percent of Non QM locks still ran on deposit based income. If you are buying a primary home as a business owner, this is still the lane that matches how many of you get paid.

Why DSCR is taking more of the Non QM mix
Investors hit a different wall. Personal debt to income caps and tax return rental math can choke a purchase even when the property cash flows on paper.
DSCR flips the lens. Coverage compares rental income to the property’s monthly housing expense. When rent supports the structure the program requires, the property can drive the file. That is why investor and DSCR volume is leading Non QM production in the August Optimal Blue mix.
Bank of America Securities research covered by HousingWire on June 30, 2026 framed the bigger year: Non QM originations projected around $175 billion in 2026, up from $108 billion in 2025, with DSCR and investor products about half of Non QM collateral. August lock mix is the monthly version of that story.
Competition among DSCR lenders is rising. National Mortgage Professional notes capital is competing more on credit terms, reserves, rent calculations, and closing speed. That helps if your file is clean. It is a warning if you shop only on the loudest promise. Thin coverage, high leverage, light reserves, or aggressive rent assumptions can win production for a lender and create headaches for a borrower.

One recommendation for mid September
One recommendation: pick your documentation lane before you fall in love with a property or rewrite an offer strategy around a conventional no.
If you are a self employed buyer on a primary home, pull 12 to 24 months of statements and get a Non QM style bank statement review while deposit based files still show as a large slice of Non QM. If you are buying a rental, run DSCR math on the property before you assume personal income is the only door. If you are both, separate the goals. Live in the house on a bank statement or other alt doc path. Buy the rental on DSCR when the property supports it.
Do not confuse a rising Non QM lock share with loose underwriting. Optimal Blues August numbers show Non QM gaining share while overall demand slipped. That is a market shifting toward files that need specialist process, not a promise every scenario clears. Credit, reserves, property type, occupancy, and investor guidelines still decide outcomes.
How to use this without getting played by the headline
Start with one question. How do you prove ability to repay in a way that matches your income story?
Business owners with strong deposits and reduced taxable income belong in a bank statement conversation first. Investors with leased or lease ready rentals belong in a DSCR conversation first. Clean books may point to a profit and loss path. Asset rich, income light borrowers may belong on asset utilization. None of those are the same file.
